Free roof inspection
We come out, get up on the roof, and inspect every slope, valley, flashing, and penetration. Then we explain what we found in plain language and show you photos. You get an honest assessment without pressure or scare tactics.

Your written estimate
After the inspection, you get a full written proposal before anyone asks you to sign anything. It lists every product going on your roof, so the underlayment, drip edge, pipe boots, ridge vent, and flashing are on there with the shingles. Anything we find that needs to be addressed before the job goes on the paper, so it won’t surprise you during the installation.

Choose your shingles and set your date.
You pick your shingles from a physical sample board. We go over the options with you, including how each one looks on a roof like yours and what it costs. Once you decide, you sign the contract and pick an install date that fits your schedule.

Your project day
Steps 05 – 12 cover everything that happens on the day your crew arrives, up through warranty registration.
We protect your property before we start.
Before the first shingle comes off, the crew lays tarps over your landscaping, walkways, and the areas below every slope, and covers your plants, siding, and gutters. We also set up a dumpster and protect your driveway.

Full tear-off with no layovers.
Every old shingle and all the material under it comes off and goes in the dumpster. We do not install over existing shingles, because a layover traps moisture, voids manufacturer warranties, and hides problems that get worse. The deck is fully cleared before anything new goes on.

- We always do a thorough cleanup before the day is over, and the dumpster usually gets picked up the next day.

We inspect the deck and replace damaged boards.
Once the old roof is off, we walk and inspect every section of decking. Any roof decking that is soft, rotted, or delaminating gets cut out and replaced with new material before we move on. You get photos of anything we find, and every repair is documented and covered under our warranty.

Underlayment and extra protection.
Underlayment is the extra waterproofing layer that sits under your shingles. We put new drip edge around the whole roof perimeter and cover the full deck with synthetic underlayment. Ice and water shield goes in the valleys and around penetrations, which is where leaks are most likely to start.

New shingle installation.
Your chosen shingles go on to manufacturer spec so the warranty is valid from day one. Every penetration gets new pipe boots, roof vents, and other accessories, and a matching cap shingle finishes the hip and ridge. All step flashing gets replaced instead of patched over.

We leave it cleaner than we found it.
When the install is done, the crew does a full cleanup. They run a magnetic nail sweep over the yard and driveway, put the debris in the dumpster, and take the tarps down. Before the crew leaves, we do a final walkthrough with you so you can see the work and ask any questions.

Final inspection and documentation.
After the crew finishes, we go over the entire roof and document everything that was done. We take after photos of every slope, valley, and detail, and you get a complete record of the finished work.

Your warranties, registered and delivered.
Every On Tops replacement comes with two warranties, the manufacturer warranty on materials and the On Tops workmanship warranty on labor. We register both in your name and get you the documentation before we close out the job, because you shouldn’t have to chase a contractor for your warranty paperwork.
