The work generally counts as maintenance instead of structural construction, so the Town of Apex usually only gets involved when part of the roof framing itself is being changed, like the trusses, rafters, or other load-bearing components. That is a rule of thumb, though, and it is not a hard guarantee, so it is always smart to check with your contractor or the town's permitting office before any work starts. We get this question at nearly every estimate appointment, and our guides cover it at length. Asphalt roofs in Apex generally hold up for 20 to 25 years when they are installed correctly with architectural shingles. That window lines up with industry research and manufacturer publications, and with what we have seen ourselves over more than three decades of putting roofs on Apex homes. Three-tab shingles tend to wear out sooner, and architectural shingles consistently land in that 20 to 25 year band. It is uncommon for a roof to go past it without leaks or recurring patches, or without reaching the end of its useful life. If you pick an architectural asphalt shingle from any of those three, you are almost always going to be in good shape. The way the shingle is installed does more for long-term performance than the name on the bundle.
