Unique roofing challenges in Raleigh, NC

By Southeast standards, Raleigh weather is relatively mild. There are still a handful of local conditions here that shorten the life of a roof, though, and these are the three we pay the closest attention to whenever we plan a repair or a replacement in the city.

Oak canopy, pine straw, and overhanging limbs

Raleigh is called the City of Oaks for a reason, and at most of the homes we visit a mature hardwood or loblolly pine hangs over the roof. Over time, acorns, pine straw, and broken limbs scrape the granules off your shingles. The granules are what block UV light, and once they are gone the shingles start aging faster than the warranty expects.

Summer heat and attic ventilation

Summers in Raleigh are long and humid, and an attic that does not have matching intake and exhaust can climb well past 150 degrees. That much heat cooks the underside of the shingles and softens the adhesive strips, and blistering can start years before the warranty says it should. On every estimate we check intake, exhaust, and insulation depth, since ventilation is the cheapest way to make a Raleigh roof last.

Heavy rain in the valleys

Raleigh averages over 45 inches of rain a year, and most of it comes in the short, heavy thunderstorms we get all summer here. Once leaves, needles, and seed pods build up in a valley, one of those storms pushes water back up under the shingles and it never runs cleanly to the gutter. That is how fasteners rust out and decking stays wet, and it is where interior ceiling stains start.

How roofing works in Raleigh

Raleigh has grown fast for 30 straight years. The homes we work on today run from 1950s brick ranches inside the beltline to subdivisions built in the 1990s and early 2000s in North Raleigh and Brier Creek, and most asphalt shingle roofs from that era run out of life between 20 and 25 years. Roof types you see in Raleigh

The overwhelming majority of Raleigh homes have architectural asphalt shingles. Designer and three-tab shingles are rare, and metal or cedar only shows up on maybe one out of every ten houses, usually a custom home or a historic property inside the beltline. Most Raleigh homeowners are really deciding which architectural shingle to choose, since the material is already settled.

When Raleigh requires a permit

The City of Raleigh only requires a building permit if the project actually changes the structure or footprint of the roof. That covers a tear-off that adds or moves load, a change in the roof line, or work on the trusses and rafters. You do not need one for a straight like-for-like reroof or a targeted repair. If your project is unusual, or large enough to land in the gray area, we will tell you before we schedule any work.

A handful of newer subdivisions were built with lower-cost alternatives, but once the roof is due, almost every Raleigh homeowner goes with one of those three. The questions homeowners ask us most

A straightforward roof replacement in Raleigh generally does not require a permit. The City of Raleigh treats a like-for-like reroof as maintenance and not as new construction, so a permit typically only comes into play when the underlying structure is changing, for example when the trusses, rafters, or the roof line itself are being altered. City policies do shift and some projects really are unusual, which is why we confirm with the Raleigh Development Services office before we ever start work and you do not run into surprises in the middle of the project.

We get asked this on almost every Raleigh estimate, and honestly, a properly installed architectural asphalt roof here usually holds up for 20 to 25 years. That range matches what the major manufacturers publish and what the national roofing associations track, and it matches what we have watched happen on thousands of Raleigh homes over the past three decades. Older three-tab roofs rarely make it that long. Luxury shingles can sometimes push further, but a roof past 25 years is usually living on borrowed time. We do occasionally see 30-year-old roofs still up there, and by then they are almost always leaking or patched in multiple places, or they are soaking decking that a homeowner cannot see from the ground.

Raleigh is a heavily wooded city, so tree-related damage is what we run into most often. Limbs break off in storms and branches drag across the shingles in the wind, and leaves and needles collect in the valleys and trap water there. We see the occasional wind event and the rare hail storm, but Raleigh has not taken a major hail hit in years, whatever some out-of-town storm-chasing crews might tell you. The number one reason a Raleigh roof gets replaced is plain age. Most homes we reroof in Raleigh still have their original 1990s or early 2000s shingles, and those roofs have worn out with no storm damage involved.

Your homeowner's policy may pay to replace your Raleigh roof if a storm actually damaged it. Roofing and insurance run into each other constantly, and homeowners rarely get a straight answer from either side, so we publish a fair amount of educational material on the insurance claim process. Plenty of contractors are good at construction and weak on insurance, and plenty of adjusters are the other way around. We work hard to know both well enough that you are not stuck in the middle. If we see legitimate storm damage, we will help you decide whether a claim makes sense and then walk you through it. If we do not see damage, we will say so. And we are never going to push you into an illegitimate claim.

The country has six major shingle makers, and in Raleigh you will see three of them over and over: GAF, CertainTeed, and Owens Corning. An architectural asphalt shingle from any of those brands will perform well through Raleigh summers and winters. How your roof actually performs 15 and 20 years down the road comes down to installation quality. For a Raleigh home, a solid architectural shingle put on correctly is almost always the best choice.

There are a huge number of active homeowners associations in Raleigh, and roofing is one of the items their covenants regulate most often. Some North Raleigh and Brier Creek HOAs set the exact shingle manufacturer, color family, and profile, and some even set a minimum wind rating. Older neighborhoods inside the beltline tend to be looser and just ask you to notify the board before you start. No single rulebook covers all of Raleigh, so we go through your HOA documents with you before the project is scheduled and help you file for approval, and the roof we install is one you are allowed to keep.

We think every Raleigh homeowner should have a realistic number in mind before any contractor sits down at their kitchen table, and that is exactly why the pricing section on this page lists real completed projects with square footage. As a general rule, most Raleigh roof replacements land between $10,000 and $22,000. That band is wide because Raleigh homes run anywhere from 1950s ranches inside the beltline to 5,000 square foot houses in North Raleigh and Bedford. What sets the actual price is how much roof you have and how steep and cut up it is, plus which shingle you choose. We tear off and finish most roof replacements in Raleigh in one to two working days. Plenty of Raleigh homeowners assume they need a whole new roof when a targeted repair would actually do the job. It is a good question to ask, and no single label makes one Raleigh roofer the best. The best contractor for you is the one that fits your home and your budget and the priorities you actually care about.
