Hillsborough Roof Replacement

After a Hillsborough roof crosses the 20-year mark, or takes a hit from a tropical system pushing inland from the coast, patches just put off the day the next leak finds the next weak spot. We replace roofs all across Hillsborough, from the historic district along the Eno River out to Forest Ridge, Cornwallis Hills, and Beckett's Ridge, with GAF Timberline HDZ and UHDZ architectural shingles installed to GAF Master Elite specification in one to two days. You have written pricing before the work starts and photos through every stage of the install, and a lifetime-rated warranty backs both the materials and the workmanship.

Hillsborough Roof Repair

Water from one failed pipe boot, a ripped valley flashing, or a stretch of wind-lifted shingles on a Hillsborough home can soak into the decking underneath for weeks before a water mark ever shows up on a ceiling inside the house. We find where the leak really starts and document it with close-up photos, so you can see exactly what we found. The targeted fix uses matching GAF shingles and factory-spec flashing and often happens within the same week. When a clean repair will get your existing roof another five or ten years of life, we say so straight out, and you only spend on what your roof actually needs.

Hillsborough Roof Inspection

Maybe you are putting your Hillsborough home on the market this season or making an offer on a new one, or you want to figure out whether the last storm did anything noticeable up top. Either way, we walk every slope and take close-up photos of the shingles, flashing, boots, and decking. Then we send a written condition report you can hand straight to your realtor, the buyer, or your insurance adjuster. You are under no expectation to book repairs after the inspection, which means you leave with the honest picture of your roof before anyone asks for a signature.

I had a great experience working with On Tops Roofing from start to finish. They provided a quick and fair estimate, and getting on their schedule was remarkably fast. The crew arrived on time, worked professionally, and kept the job site clean throughout the process. To top it off, the payment process was seamless and hassle-free. Highly recommend them for anyone needing prompt and reliable roofing service!

These guys are great, and stand behind their work! Yes, even when problems arise later! Thanks guys! Awesome work!

I had water dripping into my living room from 20-feet up after a light rain and panicked. My 1978 home has a vaulted living room ceiling with wood panel ceilings and no attic - just a sandwiched roof. The top of the roof undulated and rolled with many uneven areas. Chris, Arturo, and Luis were up front from the beginning that we could find several situations when they opened up the roof, and gave me quotes for various scenarios. The existing roof never had soffit or ridge vents which caused the rafters to buckle from decades of heat and cold. OnTops installed sister joists that flattened out the surface for new plywood and then installed vents and channels for proper airflow. They replaced and completely fixed the damaged and missing insulation and gave me a beautiful new roof with shingles that matched exactly what was there but on a flat, sealed up new roof. My FLIR camera shows that the new roof is working exactly as expected and we immediately noticed that our living room was more comfortable. Thanks guys!

★★★★★

I have done business with On Tops Roofing for about 30 years and not once have I been disappointed. They did a new construction roof for a house we built, repaired a 25 year old house we bought and later replaced that roof after storm damage. They showed up when promised, did the work, cleaned up and left. When they were gone, there was no evidence of them being there...none of the usual trash on the ground, no nails strewn around.... just a nice new roof that never gave any trouble. The crew was efficient and polite. They did not mind me hanging out and asking questions. I got an education or roofing as well as a new roof. I will not do business with anyone else.

★★★★★

Always a pleasure to work with. Very professional. They do what they say they'll do and they do it well. Highly recommended for both new installations and repairs.

★★★★★

On Tops roofing did an awesome job on my new roof! Thank you to Chris, Louise and the guys who were on the roof. You guys rock. The roof looks great and the service is out of this world. Thank you On Tops roofing!

★★★★★

On Tops was fantastic to work with. From the time we contacted them until completion of the project was three weeks. Chris did a terrific job on the sales end, and Luis was amazing getting the work completed. Very professional and courteous service throughout the process.

★★★★★

A different roofing company told me that 2 of my Velux skylights were leaking and causing a roof leak. I had them replaced but my roof was still leaking. Contacted On Tops as they had installed my original roof; found out that the roofing company who installed the new skylights didn’t do it properly. On Tops fixed the issue and the leak is gone.

★★★★★

This is our second time working with On Tops Roofing. In 2016 they did a wonderful job replacing our entire roof. In August 2025, we again contacted them for help updating our skylights. Chris, who we had worked with in 2016, again provided a clear outline of the project, the pricing and the scope of work. Arturo and his team completed installation of two Skylights for us this week, working around the weather and showing the same high level of professionalism we had experienced in 2016. It is reassuring to work with a consistently professional and experienced company! Chris is great to work with! Arturo did a great job managing the project. His team came on time, did an excellent job, and made sure the work site was cleaned before they left. We highly recommend On Tops Roofing and will definitely use them for our future projects.

★★★★★

I had a great experience working with On Tops. Starting with my first call to them requesting a quote, every person I spoke with seemed extremely knowledgeable and ready to help. They had someone out to assess my issue in a matter of days, and the repairs took place the following week. After being yanked around for weeks/months by other roofing companies, I was so appreciative of how quick and communicative On Tops was. I was honestly shocked at how fair their pricing seemed - I knew I could expect quality work without feeling like I was being ripped off. We will not hesitate to call On Tops for any future issues, and I’ll definitely be recommending them to my neighbors as well.

Why homeowners in Hillsborough choose On Tops Roofing

Hiring a roofer puts one of the largest investments you own in the hands of a company you may have only just found out about. Hillsborough homeowners consistently tell us these four things matter most when they are choosing which contractor to bring on.

No Used Car Sales Pitch

We’re not going to keep you in a two-hour appointment and ask ten times for a signature. We inspect your roof and write up a detailed estimate with full pricing, and you decide when you’re ready. You won’t get pressure, fake discounts or manufactured urgency from us.

One Written Price

After the inspection you get a written estimate for repair or replacement, based on what we actually found. Costs aren’t hidden, and nobody will steer you into filing an insurance claim. When the project is complete, you can choose from convenient payment options that fit your situation.

Job Progress Photos

Throughout the project we photograph your roof, and you get a full photo report when we’re finished. Your home is a long-term investment, and a clear record of exactly what was done belongs with it. Most homeowners file the report away for insurance claims and future resale.

Actually Local

In the past 15 years we have watched the roofing industry consolidate, and we have stayed the same local family business. We are not a franchise, and private equity does not back us. We are based in central NC, and Hillsborough and Orange County homeowners will always find our door open.

Hillsborough Roof Replacement Pricing

Every price here comes from a real roof replacement we completed in Hillsborough over the past year. The square footage, pitch, layout, condition, and accessories on your particular home can still shift the final number meaningfully up or down.

Typical range in Hillsborough: $10,000–$26,000 for a single-family home with architectural shingles. The biggest factor is roof size. Next come the complexity and steepness of the layout and the shingle line you pick.

Roof size & pitch

More squares and steeper pitches use more material and more crew time. Over 8/12, extra safety equipment may be required.

Decking condition

Any rotted OSB we find once the existing roof is torn off gets replaced sheet by sheet. For most Hillsborough homes that comes to somewhere from zero sheets up to a small handful, and no more.

Shingle upgrade

GAF UHDZ and luxury shingles run higher than standard HDZ, and they come with longer wind ratings and a premium appearance.

Accessories

Ridge vents, pipe boots, chimney flashing, step flashing, and skylights all affect the price. Each is itemized on the quote.

Local Conditions

Unique roofing challenges in Hillsborough, NC

Most of the year, Hillsborough weather stays in a moderate range. Even so, a few local conditions shape how long a roof actually lasts here, and these three are the ones we watch when we are planning a repair or scoping a full replacement.

Pine straw, leaves, and falling limbs

Mature pines and hardwoods stand close to almost every home in Hillsborough, and their limbs often hang within reach of the roof. Pine straw, leaves, and falling limbs wear the protective granules off your shingles a little at a time. Without those granules UV cooks the asphalt underneath, so the shingles age fast once they are gone.

Heat swings and attic ventilation

In Hillsborough the temperature swings hard from season to season, and even from morning to afternoon. An attic short on soffit intake and ridge exhaust can go past 150 degrees in summer, and the heat bakes the shingles from underneath until they blister, long before any warranty is supposed to run out.

Slow-moving water in your valleys

Once leaves and pine straw start to collect in the valleys of a Hillsborough roof, water that ought to run off cleanly slows down and pools. From there it works back under the shingles and rusts through the fasteners. It soaks into the decking below, and in the end it shows up as a stain on the ceiling inside the home.

Hillsborough Neighborhoods We Serve

We know the area

Hillsborough homeowners usually ask early on whether the crew about to climb their roof has actually worked in their neighborhood before, and for the vast majority of our customers it has. At any given point we have jobs underway or just wrapped up from the historic district along the Eno River out along I-85, US-70, and Old NC-86. The list below shows where we have been working lately, and it does not mark the edge of where we work. If your subdivision is not on it, there is a good chance we have roofed a home a few streets over. Roofing overview

How roofing works in Hillsborough

Hillsborough has grown steadily over the last two decades. Most of the homes we work on today were built somewhere between the 1980s and the mid-2000s, and there is a steady share of older historic-district homes and newer construction mixed in across Orange County. The architectural shingles put on those houses generally last 20 to 25 years, so a lot of Hillsborough homeowners are reaching out about replacements right now. From up on a ladder, the local market looks like this.

Completed roof replacement on a home on Old Hickory Ln in Hillsborough

01

Roof types you see in Hillsborough

By a wide margin, most homes around Hillsborough have architectural asphalt shingles. We barely see three-tab roofs or designer shingles on the houses we get called to anymore. Metal panels, cedar shake, and other systems cover maybe one in ten roofs, usually on a custom build, an older historic home, or a unique design. For most Hillsborough homeowners the roofing material is already settled, and picking the architectural shingle is the real decision.

02

When Hillsborough requires a permit

The Town of Hillsborough and Orange County require a building permit only if something in the structure of the roof itself is changing. A simple like-for-like replacement does not trigger one, and neither does a targeted repair on the existing framing. Homes in the historic district can have extra approval steps, and unusually large or atypical projects can run into exceptions. If your home falls into either group, we will tell you up front.

03

Shingle brands in Hillsborough

We have installed roofs across Orange County for more than 30 years, and the shingle brands we run into most are CertainTeed first, then GAF, then Owens Corning. A handful of newer-construction homes get lower-cost alternatives from the builder at first, but nearly every homeowner chooses one of those three when it is time to replace the roof. See our roof replacement guide for more on how to make the choice.

Hillsborough Roofing FAQ

The questions homeowners ask us most

In Hillsborough, most roof replacements do not require a permit. The work generally counts as maintenance and not as a structural project. The Town of Hillsborough and Orange County usually only step in when something in the roof framing itself is being changed, such as the trusses, rafters, or other load-bearing pieces. That is the rule of thumb, though it is not a hard guarantee, so it is always smart to confirm with your contractor or the local permitting office before any work starts. We handle that question for you before our crews are scheduled, and nothing surprises you once the project is underway.

Nearly every estimate appointment we run includes this question, and we have written about it at length in our guides. When asphalt roofs in Hillsborough are installed correctly with architectural shingles, they generally hold up for 20 to 25 years. Industry research and manufacturer publications put it in that window, and so does what we have seen ourselves putting roofs on Hillsborough homes for more than three decades. Three-tab shingles tend to wear out faster, but architectural shingles consistently fall in that 20 to 25 year band. Few roofs push past it without leaks or recurring patches, or without hitting the end of their useful life. We do run into the occasional 30-year roof, but by then it has typically needed a lot of work, and it may already be causing trouble in the ceilings inside.

Live in Hillsborough for a few years and you know how much tree cover there is, and tree damage is one of the issues we run into most. It can be a limb that snaps in a storm and lands on a slope, or branches that scuff the shingles a little more each time the wind blows. Like the rest of central North Carolina, Hillsborough gets wind and hail too, but those events happen less often than out-of-town contractors will sometimes claim, and Hillsborough itself has not had a major hail storm in years. In the work we have done locally, plain old age is by far the leading reason a roof gets replaced. The Hillsborough homeowners we work with are mostly not chasing storm claims, and their roofs are simply at the end of the road.

Your homeowner's policy may cover a replacement if a storm has actually damaged your roof. Because the worlds of roofing and insurance overlap more than people realize, we have built out a lot of educational content on the claim process, what insurance is looking for, and how adjusters decide what counts. What makes it hard for homeowners is that plenty of contractors understand construction but not insurance, and plenty of insurance-savvy folks are not strong roofers. We try to be solid on both sides. When your roof has real storm damage, we will tell you whether filing a claim makes sense and walk you through the process. We are also not an insurance claim mill. We will not push you to file a claim that is not legitimate, and we will not make up storm damage that is not there.

The United States has six major shingle manufacturers, and the three leading the pack are GAF, CertainTeed, and Owens Corning. Go with an architectural asphalt shingle from any of those three and you will almost always be in good shape. Our guide to roof replacement in North Carolina goes much deeper, but in general the brand on the wrapper carries less weight than most homeowners assume. Installation has more to do with long-term performance than the name on the bundle does. On a Hillsborough home, a quality architectural shingle that is installed properly is the right answer almost every time.

It is a fair question. Several Hillsborough neighborhoods have homeowners associations that put rules on roofing, particularly planned communities like Forest Ridge and Beckett's Ridge. Some associations dictate the exact shingle product you can install and which colors they will approve, and some go as far as the style of shingle or a minimum weight class. Others just want a heads-up and a sign-off before the crew gets there. Plenty of Hillsborough homes also sit in the historic district or on rural lots, which have different rules altogether. Every neighborhood has its own rulebook, and no universal answer fits across the board. If your home is inside an HOA, we will help you figure out what your specific neighborhood expects before any work is put on the calendar.

We think every homeowner should have a clear picture of roof pricing before ever sitting down with us or with any other contractor. For a full breakdown, scroll back up to the pricing section on this page, or look through the example projects we have completed in Hillsborough, with the square footage listed for each one. Most Hillsborough roof replacements land somewhere between $10,000 and $26,000, and that is a wide spread. Where your home falls in it depends on how big the roof is, how complex and steep it is, and which shingle line you pick. For that reason we also offer more detailed tools to help you tighten up the number on your own project.

Most Hillsborough roof replacements are finished in one or two days after we get on site. A larger or more complicated roof can go into a third, fourth, or even fifth day, depending on the square footage and pitch and how complex the layout is. We go through the expected timeline with the homeowner before the project starts, so the schedule on paper matches what is really happening at the house.

Plenty of homeowners come to us expecting to need a brand-new roof when a focused repair would actually be the better play. A good rule of thumb is that if your roof is under about 15 years old, it is worth finding out whether a repair can solve the problem before committing to a full replacement. Even a roof with heavy damage or installation issues can sometimes be brought back with the right repair. If your roof is under 10 years old and has started leaking, there is a strong chance one repair gets you back to dry without tearing the entire roof off. The important thing is an honest inspection, so you know whether it is one isolated failure or a roof that is broadly wearing out.

Every Hillsborough homeowner should be asking this. You cannot sum up the best roofing contractor in Hillsborough with one award or a logo on a website. It is whichever company lines up with what matters most for your home and your budget, and with how you want the project handled. Look for a local contractor that has a strong reputation and communication you can actually rely on, plus a real portfolio of finished work you can see. We have found that the contractor you hire affects how your roof performs over time more than the shingle brand you choose, even though the brand gets most of the conversation. Our usual advice is to go with a long-established local company, ideally one that is still family-owned or locally owned, and one that feels right when you are deciding who to hand your home over to.
