Most of the homes we work on today went up between the 1980s and the late 2000s, with a steady share of older coastal homes and newer construction in the mix. Most homes in Wilmington proper have architectural asphalt shingles, but because of coastal exposure standing-seam metal holds a meaningful share of the market, especially on Topsail Island and Wrightsville Beach and on homes with direct ocean exposure. These days three-tab shingles and designer profiles are uncommon except on older cottages or specialty homes. Wilmington permitting takes more work than it does in most inland North Carolina towns. Because of coastal high-wind zone requirements, the City of Wilmington and New Hanover County require permits for many roof replacements, even when the job is structurally a like-for-like replacement. Inland, you usually only need a permit when something in the roof framing itself is changing. Along the Wilmington coast, though, permits and inspections come with nearly every project. We take care of that question for you before our crews are scheduled, so nothing catches you off guard once the project is underway.

Nearly every estimate appointment we run brings up this question, and we have written about it at length in our guides. Asphalt roofs in Wilmington generally hold up for 18 to 25 years when they are installed correctly with architectural shingles, and the most directly exposed coastal slopes tend to land at the lower end of that range. Along the coast, standing-seam metal roofs routinely last 40 to 50 years. Three-tab shingles tend to wear out faster everywhere, while architectural shingles in Wilmington consistently fall in that 18 to 25 year window. With the coastal sun and salt air, plus storm exposure, very few roofs here make it past the high end of that range without needing significant work along the way.

Wilmington homeowners have lived through the storms, so they hardly need us to list the common damage types. Most of the major roof damage we see along this coast comes from hurricanes and tropical systems, and wind uplift on the leading edges, ridges, and rakes is the biggest part of it. Your homeowner's policy may cover a replacement if a tropical system or hurricane has actually damaged your roof, and in Wilmington that conversation comes up far more often than it does inland.
